“The use of potable water for the irrigation of nonfunctional turf located on commercial,
industrial, and institutional properties, other than a cemetery, and on properties of
homeowners’ associations, common interest developments, and community service
organizations or similar entities is prohibited as of the following dates:
(4) All common areas of properties of homeowners’ associations, common interest
developments, and community service organizations or similar entities, beginning January 1,
2029.”

In late 2024, to reduce their waterbill, the Homeowners Association (HOA) in Mountain View decided to replace their lawns with water-wise landscaping. They engaged us to design a landscape featuring a 100% native garden and select fruit trees. The design was finalized in early 2025, and the installation was successfully completed in early July.

This significant reduction is especially remarkable because the new native plants were still receiving consistent daily watering during their initial establishment phase.
